Residential Project Proposed for Miami River

Two sites along the Miami River could be rezoned for multifamily projects.

Both items will go before the Miami River Commission’s Urban Infill & Greenways Subcommittee on July 6. If approved, they would still need to go before the full Miami River Commission as well as the city commission.

On the larger property, 1515 Miami River LLC is seeking to rezone the 1.75-acre site at 1515, 1529, and 1543 N.W. South River Drive. The property is on the south side of the river, a few blocks north of Marlins Park. It was acquired in three deals for a combined $3.87 million in 2014 and currently has three single-family homes.

It has 300 feet of frontage on the river.

The developer wants to rezone the property to medium density residential and T4-R, which would allow up to 36 units per acre and three stories. While the developer has yet to submit a specific site plan, that level of density would permit up to 63 units on this site.

Coral Gables-based 1515 Miami River LLC is managed by Antonio P. Pardo. Attorneys Ben Fernandez and Gianeli Mestre Zacarias, who represent the developer in the application, couldn’t be reached for comment. – Brian Bandell
