CLIENT NEWS: Houston Developer Plans 12-story Apartment Building in Wynwood
May 17, 2023An affiliate of Houston-based Bazbaz Development has proposed an apartment complex in Miami’s Wynwood Arts District.
The city’s Wynwood Design Review Committee will consider plans for the 1.51-acre site at 2110, 2118 and 2134 N. Miami Ave. plus 2135, 2129 and 2101 N.W. Miami Court on May 9. The vacant property covers half of an entire block just west of the FEC Railway.
Wynwood Interest LLC, managed by Jacobo, Simon, John and Rosa Bazbaz of Bazbaz Development, purchased the land for $12 million in November.
Totaling 503,000 square feet in 12 stories, the project would feature 339 apartments, 25,653 square feet of retail and a 407-space parking garage. There would be another five parking spaces on the ground level, along with a paseo pedestrian path between North Miami Avenue and Miami Court.
The building would contain 18,713 square feet of interior amenities, with pool/amenity decks on both the ninth floor and the roof.
The apartments would range from 526-square-foot studios to 1,912 square feet with three bedrooms. The average size would be 803 square feet.
Miami-based attorney Carli Koshal, who represents the developer in the application, couldn’t be reached for comment. Miami-based Arquitectonica designed the project.
“The project brings much needed active, residential and commercial uses to this currently quiet corner of Wynwood,” the developer stated in the application. “Further, this area is in close proximity to transportation and transit options. The city’s Trolley Wynwood route passes directly adjacent to the property, along NW 21 Street.”
There’s been a construction boom in Wynwood in recent years, as the neighborhood has some of the highest residential and office rents in the city now. After transforming from an industrial area to a center for street art, bars and restaurants, Wynwood was rezoned to attract more dense development.
