CLIENT NEWS: Groundwater Report Filed With DERM For Miami Arena Site, Where 2,346 Units Planned

August 25, 2023

A Limited Groundwater Assessment has been submitted to DERM for the former Miami Arena site, where a massive redevelopment is planned.

The assessment supports the approval of drainage plans now in permitting for the project’s first phase, an engineer wrote.

A paving and grading plan shows that Phase 1 will include the easternmost tower, on the corner of North Miami Avenue and NW 8th Street. Phases 2 and 3 were not included in the schematics submitted in May.

In June, plans for three towers were submitted to Miami’s Urban Development Review Board. The board voted 4-0 to recommend approval, with the following conditions:

  • Reexamine the central driveway to make it more accommodating to pedestrians
  • Explore improved pedestrian connectivity from the Metro mover station to N Miami Ave.

Three towers are proposed to rise 615 feet, 589 feet, and 577 feet, with the tallest at 54 stories.

The proposal includes:

  • 2,346 dwelling units
  • 30,535 square feet commercial
  • 2,078 parking spaces
