CLIENT NEWS: 1.5M Square Foot Sawyer’s Walk Now 100% Leased, Completion In Summer

The retail and office space at Sawyer’s Walk is now 100% leased, with completion expected this summer.

It is the largest mixed-use project in Overtown in decades, with 1.5 million square feet.

The development will include 175,000 square feet of retail, including a 50,000-square-foot Target store, a 25,000-square-foot Aldi supermarket, and new locations for Ross Dress for Less, Five Below, Burlington and Tropical Smoothie Cafe.

There will also be 130,000 square feet of office space. MSC Group has taken all of the office space and is investing $100m to build a new headquarters complex, with hundreds of employees to be based there.

Above that will be a residential tower with 578 housing units for predominantly low-income seniors. Units will be designated for seniors earning at or below an average of 60 percent of the Area Median Income.

Over 1,000 parking spaces are also being built.

Residential amenities will include a roof-top swimming pool and sun deck, with outdoor seating and grilling stations, a fitness center, and a clubhouse.

A 25,000-square-foot plaza is also being built, and will feature a pedestrian promenade with outdoor seating and children’s playground. It will be open to the public.

The public-private partnership is a collaboration with the Southeast Overtown/Park West Community Redevelopment Agency, Miami-Dade County’s Department of Public Housing and Community Development, and Commissioners Christine King and Keon Hardemon.

Arquitectonica is the architect and construction is led by Coastal Construction.

SG Holdings, a partnership among Swerdlow Group, SJM Partners, and Alben Duffie, is the developer.
