CLIENT NEWS: Kushner scores $115M construction loan for Surfside project

Kushner Companies nabbed a $115 million construction loan for a luxury apartment development it is building in Surfside, The Real Deal has learned.

New York-based Kushner, led by CEO Laurent Morali and President Nicole Kushner Meyer, secured the financing from Arbor Realty Trust’s Arbor Realty SR, according to a source.

The developer broke ground on the planned three-story, 68-unit project at 9300 Collins Avenue in mid-May. The non-waterfront building is expected to be completed at the end of 2026, according to a press release about the groundbreaking.

Kushner first secured approval for the project from Surfside commissioners in early 2024. The developer acquired the 2.9-acre site from Shaya Boymelgreen in a $40 million distressed deal that involved Boymelgreen’s lender, Fuse Group, in 2023.

The apartments will range from studios to four-bedroom units. The building will also have 15,000 square feet of interior amenities, including a spa, fitness center, movie theater, game room and library with work pods, according to the groundbreaking press release. It will also have 24,000 square feet of rooftop amenities with a pool and yoga lawn.

The building, designed by Chicago-based Palma, will feature the restored facade from the onsite MiMo-style building that was constructed in 1940.

Kushner also has developments in Miami Gardens, Miami’s Wynwood and Edgewater neighborhoods, and in Fort Lauderdale. In December, the company paid $190 million for the Hamilton apartment tower in Edgewater.

The Surfside project marks Kushner’s first in the town. That oceanfront stretch of Collins Avenue has become a luxury mecca, and Kushner’s project faces the Fendi Château Residences condominium and is north of the Four Seasons Hotel and Residences at the Surf Club. At the southern entrance to Surfside, Dubai developer Damac Properties plans the Delmore, a luxury condo building that will be built on the oceanfront site of the deadly 2021 Surfside collapse.
