FIRM NEWS: Historic First in Miami Beach: Live Local Act Application Approved

January 14, 2026

Bercow Radell Fernandez Larkin & Tapanes is proud to announce that Michael Larkin and Nicholas Rodriguez have achieved the first-ever Live Local Act application approval in the City of Miami Beach, a major milestone for housing and resiliency policy.

After encountering resistance to a traditional code amendment for a 100% workforce housing project, our team strategically pivoted to the Live Local Act. We secured a favorable interpretation that allowed our client to maximize density, then successfully navigated the City’s complex administrative and resiliency requirements.

Through careful guidance of the design team and by challenging staff interpretations beyond the code’s scope, we ensured full compliance while preserving project viability.

This approval represents a major step forward in bringing 100% workforce housing to the western end of Normandy Isle, affirming the impact and potential of the Live Local Act when strategically applied.

This is the first Live Local Act approval in Miami Beach, setting the standard for what’s possible.
