Following successful appearances before the Miami Springs Historic Preservation Board and City Council, the firm secured Certificates of Appropriateness for rehabilitation and site improvements, together with approval of a Future Land Use Map (FLUM) Amendment, Rezoning, a Text Amendment creating the Medical and Residential Care (MRC) District, and Site Plan Approval for significant site improvements for the property as well as a new three-story building.
The project addresses critical structural concerns while embarking on a “once-in-a-generation” restoration project. Our firm guided the Applicant through a process that will return the historic building to its original 1927 Pueblo-style architectural design, while also delivering a newly approved three-story building that modernizes patient care, improves operational efficiency, and ensures the long-term sustainability of the campus.
