Company owned by car dealer seeks rezoning in Little Havana
A company majority-owned by Mario Murgado, the owner of Brickell Motors, wants to rezone a site just west of his dealership.
Miami Automotive Retail and 701 Associates LLC want to rezone the 37,500-square-foot site at 704 S.W. 7th Ave. plus 712, 716, 720 and 734 S.W. 7th Street from T5-O to T6-8. This would increase its density from 60 to 140 units, although it’s not clear if the owner plans to build residential.
The application said the new zoning will “encourage commercial developed in a mixed-use walkable area.” Melissa Tapanes Llahues, who represents the application, didn’t comment on the specific plans.
The application shows that Miami Automotive Retail and 701 Associates LLC are majority owned by Murgado, with minority stakes to Alex Andreus and Ricardo Barraza.
Affordable housing planned in Allapattah
An affiliate of Miami-based Integra Investments wants to building affordable housing in Allapattah, to the northwest of downtown Miami.
Allapattah Ventures LLC has the 26,266-square-foot site at 1392 N.W. 36th Street plus 1385 and 1373 N.W. 35th Street under contract. The Allapattah Metrorail Station is a few blocks east.
It wants to rezone it from T5-L to T6-8-O to increase the height and density. The application also says the developer would seek low-income housing tax credits from the Florida Housing Financial Corp.
“Allapattah Ventures is proposing a 198-unit transit-oriented development including thirteen stories along N.W. 36th Street and one- to-two story townhomes along N.W. 35th Street,” said attorney Melissa Tapanes Llahues, who represents the developer.
City staff recommended denial of the application because the zoning is not compatible with the surrounding area.
The application says Allapattah Ventures LLC is owned by Integra Investments, Nelson Stabile, Victor Ballestas, Eduardo Tavares de Melo, Lucia Helena Sa Pereira, Marluce Tavares de Melo Nobrega, Tania Tavares de Melo, Virgilio Tavares de Melo, Arthur Costa Carvalho, Beatriz Tavares Costa Carvalho, Jorge Tavares Costa Carvalho, and Marcos Tavares Costa Carvalho.
