CLIENT: Hialeah to consider 3 major apartment projects

Hialeah officials will review plans for three major development projects with a combined 636 apartments proposed.

The City Council will consider the three items on first reading on the evening of Feb. 25. They are the latest projects amid a development boom in the working-class city.

In the biggest project on the agenda, Metro Parc West LLC, an affiliate of Coral Gables-based MG Developer, has proposed an eight-story building with 420 apartments and 6,390 square feet of commercial space on 2.37 acres. The developer has 16 parcels at 590 East 9th Ave.; 851, 865, 879, and 899 East 25th Street; plus 820, 824, 830, 838, 846, 854, 860, 866, 874, 880, and 890 East 26th Street under contract. The sellers are 14 individual homeowners plus Verusa Corp., which owns two commercial buildings.

Only four parcels on the entire block are not under contract to the developer.

MG Developer wants to rezone the property to transit-oriented development to build the apartments. It’s about three blocks west of the Tri-Rail/Metrorail Transfer Station. There would be 44 studio apartments, 300 one-bedroom units, and 65 two-bedroom units.

Officials with MG Developer couldn’t be reached for comment. Attorney Melissa Tapanes represents the developer in the application.

MG Developer has been very active in Hialeah, with most of its development sites assembled from neighboring homesites. The first phase of Metro Parc broke ground in 2022 with 559 apartments. It acquired the site for the second phase of Metro Parc in 2023. MG Developer sold its interest in the third phase of Metro Parc to its partner in August 2024.
