A proposed 48-story tower in Wynwood seeks to quadruple the neighborhood’s height limit, thanks to the Live Local Act. Traditionally, new buildings were capped at 12 stories per city regulations. However, the 2023 Florida Legislature’s Live Local Act allows developers to bypass these limits by ensuring at least 40% of new units are designated as workforce housing, accommodating those earning up to 120% of the area’s median income.
The project involves a 1.51-acre site at 2110, 2118, and 2134 N. Miami Ave., along with 2135, 2129, and 2101 N.W. Miami Court.
The proposed development features a 48-story tower encompassing 755,688 square feet, with 544 residential units, 19,393 square feet of commercial space, and 621 parking spots. Amenities spread across the ninth and tenth floors will include a pool, multi-sport room, gym, outdoor gym, juice bar, club room, business center, library, party room, influencer suite, cigar room, sports therapy room, and a game room.
Additionally, a cross-block paseo will run beneath the building. Residential units, starting from the 11th floor, will range between 485 and 1,032 square feet.
The developer’s plan, adhering to the Live Local Act’s workforce housing requirements, seeks seven waivers, such as a 30% reduction in parking and commercial space, a 10% increase in lot coverage, and a 10% increase in floorplate length. Local attorney Carli Koshal represents the developer, while Arquitectonica, based in Miami, is the project’s architect.
