D.R.Horton will move forward with a home development site in Florida City after taking it over from Onx Homes, which is winding down its operations in Florida.
ONX-Odagled Grand Palms II, part of Austin, Texas-based Onx Homes, sold the 40-acre development site at 1290 N.W. Davis Parkway for $28.5 million to Audax Land Flora LLC, led by Javier Melo of Miami-based Trans Florida Development. RFLF 4 LLC, care of Setanta Development Capital, provided a $50.73 million mortgage to the buyer. However, an agreement filed in county records states that Arlington, Texas-based D.R. Horton (NYSE: DRI) has the property under contract from Audax Land Florida and has made an $8 million deposit.
Property data firm Vizzda confirmed the parties in the deal and that D.R. Horton has the site under contract. This site was previously approved for 232 single-family homes by Onx Homes.
It last traded for $32.63 million in 2021, so the property sold for a discount.
Onx Homes was a startup homebuilder that specialized in prefabricated homes that were manufactured at Florida plants. However, Onx Homes laid off 137 employees in 2025 and announced plans to wind down its Florida operations. It has subsequently halted development in Texas as well.
However, D.R. Horton is one of the most active homebuilders in South Florida and now it has a shovel-ready site in fast-growing Florida City.
