El-Ad National Properties is seeking approval for a redesigned condo tower along the water in North Bay Village.
The village’s Planning & Zoning Board will consider the revised site plan and plat for the 1.04-acre site at 7913 to 7915 West Drive on March 31. The same site was approved for a condo project in 2023, but El-Ad NBV LLC, part of Boca Raton-based El-Ad National Properties, acquired the land for $20 million in 2025 and it now has a new design.
El-Ad retained West Palm Beach-based architecture firm GarciaStromberg, the same firm that crafted its Alina Residences luxury condos in Boca Raton, to design its condo tower in North Bay Village.
The condo would have 94 units, the same as the plans previously approved. However, the height would be increased from 22 stories (240 feet) to 26 stories (298 feet) and it would have more square footage because the condos would have larger floor plans, plus the parking spaces would be increased by 30 to total 201 spaces. The developer would make a contribution to a village community fund to purchase 40 feet of bonus height.
The additional height would also allow for expanded amenity spaces, now with 30,848 square feet of amenities. There would be pool/amenity decks on floors seven and 20.
“North Bay Village West at 7913 West Drive is envisioned as a refined new waterfront residential address that brings together sculptural architecture, resilient planning, and a contemporary design forward vision for bayfront living in one of South Florida’s fastest-evolving districts,” El-Ad National Properties said in a statement. “Organized across 26 levels, the tower steps from podium to crown in a way that maximizes light, openness, and water views, while establishing a timeless and distinctive identity on the skyline. The residential program includes a balanced mix of one-to four-bedroom homes, designed to appeal to a broad range of residents seeking a more elevated waterfront lifestyle.”
The condos would range from 1,158 to 6,640 square feet, with an average size of 2,719 square feet. There would be 20 one-bedroom units, 29 two-bedroom units, 35 three-bedroom units, and 10 four-bedroom units.
Local attorney Graham Penn represents the developer in the application.
This is the first of two anticipated developments in North Bay Village for El-Ad. In January, El-Ad partnered with Luis Navas of GranVita Realty Group to purchase a development site on East Drive for $19.09 million. The village has yet to consider plans for that property.
North Bay Village has seen more luxury condos proposed in recent years as wealthy residents seek homes along Biscayne Bay within a short drive of Miami Beach.
According to information El-Ad provided to the village, the company has developed more than 5.5 million square feet of condos in the United States and Canada over the past three decades. Its Alina Residences in Boca Raton was developed at a cost of $700 million and had a total sell out value of nearly $1.1 billion. It’s also building the $650 million the District mixed-use project in Davie.
