A proposal to convert the Regal Cinemas on Lincoln Road into an immersive art museum is scheduled to go before the Miami Beach Planning Board on July 1.
Superhuman Museum LLC, affiliated with North Miami Beach entrepreneur and media personality Steve Berke, has submitted an application to open the Superhuman Immersive Modern Art Museum at 1100 Lincoln Road.
The plan calls for repurposing the 78,000-square-foot, three-story theater into an interactive venue featuring modern art exhibits, food and beverage counters, and a single-direction pathway for visitors. The connected 280-space parking garage would remain.
Superhuman’s application was filed by attorney Michael Larkin of Bercow, Radell, Fernandez, Larkin & Tapanes, a Miami-based planning and land use law firm. The property’s ownership, BH 1100 Lincoln Road LLC, is affiliated with Los Angeles businessman Arsalan Gozini, chairman and CEO of BH Properties, a commercial real estate investment firm with approximately $2 billion in assets under management.
According to the letter of intent, the Superhuman Immersive Modern Art Museum would preserve the building’s exterior while removing the interior stadium seating to accommodate walk-through exhibition rooms designed to engage multiple senses.
Larkin wrote that the project would “revitalize, activate and update an important site on the corner of Lincoln Road and Alton Road,” calling it a “modern, family-friendly cultural and artistic destination.”
Regal Cinemas has operated at the site since 1999. The 18-theater venue was previously marked for closure in January 2023 when Regal’s parent company, Cineworld, began its Chapter 11 bankruptcy proceedings, but it remained open following a new lease agreement later that year. Some residents have voiced opposition to the museum plan.
If approved, the museum would become part of a growing trend of light show-focused immersive art experiences across Miami-Dade County.
Current and past examples include Superblue in Allapattah, Paradox Museum in Wynwood, and a Michelangelo-themed exhibition currently operating across the street from the Regal that’s scheduled to run through July 13. Similar pop-ups for artists like Van Gogh and Claude Monet were held at Ice Palace Studios and other venues in 2021 and 2022.
