CLIENT NEWS: Mercedes-Benz plans its 1st North American condo in Miami’s Brickell, prices start in $550,000s

JDS Development Group will partner with Mercedes-Benz AG to brand the condos in its 67-story, mixed-used tower in Miami’s Brickell neighborhood.

This would be Mercedes’ first North American condo project, according to the company. The 791 units in the residential tower will be branded Mercedes-Benz Places and the German automaker’s design team, in collaboration with New York-based SHoP Architects, refined the design of the building based on its “sensual purity” concept.

“This philosophy, based on the duality of emotion and intelligence, consists of a hot and a cool pole,” stated Gorden Wagener, chief design officer of Mercedes-Benz AG. “The cool aspect represents very much the tradition of geometric German long live design originated in the Bauhaus. This crucial part of our brand was the inspiration for the architecture of this extraordinary new Mercedes-Benz Places landmark in Miami.”

Located at 191 S.W. 12th St., the overall project is called 1 Southside Park. In addition to the condos, it will have 200,000 square feet of office/health and fitness facilities, plus a 174-key Treehouse Hotel. It will also include the redevelopment of a city of Miami fire station and improvements to the neighborhood’s Southside Park.JDS Development previously planned to build 1,175 units at 1 Southside Park, but it reconfigure the building, reducing the number of units while increasing the average unit size.

The project would include EV charging stations and an in-house vehicle fleet.

JDS Development started construction on the project in mid-2022 after obtaining a construction loan. It expects to complete the project in 2027.

Condo prices start in the $550,000s.

Serhant is leading the sales effort for the condos. Hollywood-based ODP Architecture and Design, and New York-based James Corner Field Operations are working with SHoP Architects on the project.

More condo developers in Miami have signed luxury branding deals to enhance the design elements of buildings and attract buyers with prestigious brands.
