CLIENT NEWS: MMG proposes commercial center in Doral on one of the last vacant tracts

MMG Equity Partners has partnered with Cedeco 41 LLC to propose a commercial center featuring a drug store and a gas station in Doral.

The City Council will consider the site plan application for the 7.6-acre property at the northeast corner of Northwest 41st Street and Northwest 114th Avenue on Aug. 12. Cedeco 41 LLC, managed by Camelia Ostrowski in Asheville, North Carolina, has owned the vacant property a block east of Florida’s Turnpike, for many decades and it has partnered with Pinecrest-based shopping center owner MMG to propose this project.

The site plan calls for a 15,584-square-foot pharmacy with a drive-thru, 26,600 square feet of retail in two buildings, and a 3,053-square-foot convenience store with a 7,910-square-foot gas station canopy. There would be 230 parking spaces. The pharmacy would be on the corner of Northwest 114th Avenue, while the gas station would be at the intersection of Northwest 112th Avenue.

Marcos Puente, a partner at MMG, said the pharmacy would be a Navarro, which is a subsidiary of CVS (NYSE: CVS). The Navarro family that owns MMG sold that pharmacy chain to CVS in 2014. In addition, Puente said they plan to lease the service station to a Doral-based gas station operator, whom he declined to identify.

“On behalf of MMG, we’re excited to partner with Cedeco 41 and CVS, not only in developing one of the last remaining tracts of vacant land along Doral Boulevard, but to continue building for the Navarro brand, now under CVS’s stewardship,” Puente said. “While medical, industrial, and residential developments have long been the focus in this west Doral corridor, completing the retail, for which there is significant pent-up demand, is the logical last step.”

This is a busy corridor, as many people travel from Florida’s Turnpike to homes or workplaces in Doral. According to the developer’s traffic study, the project would generate 6,740 daily vehicle trips.

Local attorney Melissa Tapanes Llahues represents the developer in the application. Miami-based Design Tech International Associates is the architect.

The city received three letters from residents in opposition to the project, with them citing the impact of the gas station on the nearby homes.

However, city staff recommended approval of the application. The current commercial zoning of this property already permits these proposed commercial uses, according to a staff memo.

According to the second quarter report by Colliers, the retail vacancy rate in the Miami Airport submarket that includes Doral is only 2.9% and the average asking rent is $48.54 per square foot. There was 733,654 square feet of retail under construction – the most of any submarket in Miami-Dade County.
