CLIENT NEWS: High-rise Live Local Act project proposed near Wynwood

A developer has proposed a 37-story project under the state’s Live Local Act in Miami’s Wynwood Norte, where that height would more than quadruple the normal height limit in the emerging neighborhood.

The city’s Urban Development Review Board will consider the application from 36th ST Owner LLC, part of Houston-based Bazbaz Development, on June 18. It concerns the 0.44-acre site at 70 N.W. 36th Street.The property currently has a 3,486-square-foot automotive building that was built in 1955. The developer acquired it for $2 million in 2022. It’s located a block west of the Shops at Midtown Miami.

After a multi-year process, Miami officials approved new zoning in Wynwood Norte that allowed for more density and development, but only on certain streets and only up to eight stories.

The state’s Live Local Act allows developer to bypass local zoning hearings to increase density and height, as long as 40% of the units are workforce housing for people making up to 120% of area median income. That means the height in Wynwood Norte can be as high as any building within a one-mile radius.

Under the proposal by Bazbaz Development, the tower would total 378,042 square feet in 37 stories, featuring 364 residential units, 212 parking spaces, and 23,167 square feet of interior amenities. The amenity areas would be on the ground floor, the ninth floor and the top two floors. The pool deck would be on the roof.

The residential units would range from 460 to 1,047 square feet.

The developer is seeking several waivers for the project, including a parking reduction, permitting parking within the second floor along a principal street frontage, reduced setbacks from the street and increased lot coverage.

Local attorney Carli Koshal, who represents the developer in the application, couldn’t be reached for comment. Miami-based Arquitectonica designed the project.

“The project brings much needed active, residential, including income restricted residential units, and some commercial use to this evolving section of Wynwood Norte,” Koshal stated in the application. “Further, this area is in close proximity to transportation and transit options.”

This is the second major Live Local Act Bazbaz Development has pending in Miami. In 2024, the company proposed a 48-story project in Wynwood through the Live Local Act. It has yet to break ground.

Many development experts say it’s more challenging to build a high-rise project with income-restricted workforce housing under than Live Local Act, as compared to a smaller project, because of the elevated cost of high-rise construction.
