National homebuilder D.R. Horton (NYSE: DHI) filed plans for two new communities in the Redland area west of Homestead.
Both of these filings are pre-applications with Miami-Dade County to set to Comprehensive Development Master Plan (CDMP) amendments that will require County Commission approval at a later date.
In the bigger project, Arlington, Texas-based D.R. Horton has proposed 190 townhouses and 57 single-family homes on the 26.2-acre site at 19300 and 19360 S.W. 344th St., which is just north of the Navy Wells Pineland Preserve, a protected forest. The developer is seeking to change the zoning from “estate density” to “low density” with a one-unit-per-acre density increase.
The property currently has a few single-family homes and agricultural sites. D.R. Horton has the 10 lots under contract from Rafael Orta and Maria Julia, The Felix LE Revocable Trust, Nguyen Tran Investments, Pedro Sifuentes and Yessenia Paola Pelaez, Ralph Iori, Yakel Pozo, and Hilda Johnson.
At the same time, D.R. Horton has 7.37 acres at 19470 and 19400 Mowry Drive under contract from Rosella Harpaul. It currently has a pair of homes built in the 1930s and agricultural uses. The developer wants to change the zoning from “estate density” to “modified single family” to build 34 single-family homes.
Miami-based attorney Melissa Tapanes Llahues, who represents D.R. Horton in both applications, couldn’t be reached for comment. Octavio A. Santurio Architect in Miami designed the preliminary site plans, but home sizes and designs aren’t available yet.
The Homestead/South Miami-Dade market is one of the few areas of Miami-Dade with enough large tracts of vacant land to build single-family and townhome communities. More buyers have purchased down south in recent years because it’s more affordable as well. In 2024, D.R. Horton purchased a site in Homestead that’s approved for more than 500 homes.
