CLIENT NEWS: Galbut beaks ground on 31-story condo in Miami

A development group led by veteran builder Russell Galbut has broken ground on the 31-story 14 Roc condo near the Adrienne Arsht Performing Arts Center in Miami.

Located on the 0.28-acre site at 101 to 125 N.E. 14th St., the 14 Roc project is being developed by 14th Street Miami Investments LLC, managed by Galbut. It will feature 282 condos, ranking from 418 to 960 square feet. Prices start at $590,000. The condo will allow short-term rentals.

According to the developer, more than 50% of the condos in 14 Roc have been pre-sold.

“Breaking ground on 14 Roc is a defining moment for downtown Miami and a glimpse into the city’s future,” W. Galbut, the co-founder and managing principal of Miami-based Crescent Heights. “This project embodies how people want to live today—immersed in culture, inspired by design and at the center of a city that continues to captivate the world.”

Deerfield Beach-based Seawood Builders is the general contractor of the project. The developer has yet to secure a major construction loan. It expects to complete 14 Roc in 2028.

They named the building 14 Roc because it has an organic, rock-like base. It was designed by Miami-based RSP Architects, while March and White Design is the interior designer. Cervera Real Estate is leading the sales efforts.

The developers launched sales for 14 Roc in 2024.

The condo will have 25,000 square feet of amenities in three levels, including a rooftop pool, a coworking lounge, grilling areas, a fitness center, a movie room, a kids room, a yoga lounge, a bar, a steam room, a sauna, a podcast studio, a karaoke room, a game room and an entertainment lounge with a kitchen.

About half of the condos under development in Miami allow short-term rentals, which have proven popular with investors because they can capitalize on the city’s hot hospitality market.
