A new grocery-anchored shopping center has been proposed to replace an older retail plaza in the Redland area of southwest Miami-Dade County.
Miami resident Kim Caban filed a pre-application with county officials for the 4.4-acre property at 19100 S.W. 177th Ave. It currently has a 24,772-square-foot retail center that was built in 1980.
The previous owner of the plaza filed plans to rezone the property in 2021 and it was ultimately approved. Caban acquired the property in February for $2.9 million, so now she will have the opportunity to redevelop it.
The site plan by DTI Associates calls for 38,260 square feet of retail and 168 parking spaces. That would break down to an 18,000-square-foot grocery store, a multi-tenant building of 16,800 square feet, and a dual-tenant building of 3,460 square feet. According to an agreement reached with the county, no liquor stores would be allowed in the shopping center.
The old center was previously home to a liquor store.
County records don’t reveal who the grocery tenant would be. The 18,000-square-foot size is smaller than a typical Publix or Walmart, but could work for a smaller grocery like Aldi.
Miami-based attorney Ben Fernandez, who represents the developer in the application, couldn’t be reached for comment.
While the Redland still has many agricultural businesses now, it’s become a hotbed for home development in recent years. That should fuel demand for more retail.
