CLIENT NEWS: Owner of 37-story Brickell tower proposes new hotel and residence
December 26, 2023A 37-story building in Miami may be converted into a new hotel and residence if a proposed plan is approved by city officials.
One Broadway, a former condominium and short-term accommodation building located at 1451 S. Miami Ave in Brickell, could get a makeover that modernizes the mixed-use property, according to a letter of intent sent to City of Miami Planning & Zoning Departments in late November.
The project will be discussed Dec. 20 during an Urban Development Review Board regular meeting.
Melissa Tapanes, an attorney and executive shareholder at the Miami-based firm Bercow Radell Fernandez Larkin + Tapanes Zoning, and Use and Environmental Law, wrote the letter of intent on behalf of Park Place at Brickell LLC, the current owner of One Broadway.
Park Place at Brickell wants to renovate the interior and exterior of the hotel and residence, which sits on a 1.7-acre lot and boasts 778,518 square feet of living space, according to the proposal.
The building’s existing 371 residential units would be converted to 123 hotel suites and 198 residences. Park Place at Brickell intends to renovate the property without impacting the existing footprint or requiring a whole-scale redevelopment.
Multi-purpose spaces and hotel amenities would be added to floors 9, 11, 35 and 36, including a fully remodeled penthouse level pool and pool terrace, a new fitness center, a new covered terrace surrounding a reflecting pond, a new meeting room and improvements to the recreation deck.
The four levels would also have space for restaurants and other retailers. Renderings attached to the proposal show the building could house a retail spa tenant with new indoor therapy pools.
Hotel suites would be contained within the 26th and 33rd floors, according to current plans.
Additionally, Park Place at Brickell is aiming to improve the building’s façade with an extensive renovation that includes new continuous glass balconies, shading devices at major public spaces and roof parapet modifications that incorporate backlit steel mesh panels for a modernized look.
The building would also get new pedestrian paving, two new rooftop pools, a sky bar and a café, according to the proposal’s project summary.
One Broadway’s ground floor loading area and current mezzanine level to the ninth floor connects to 1450 Brickell Ave, but Park Place at Brickell says its proposed renovations be limited to 1451 S. Miami Ave.
Barcelona-based architecture firm Barcelo-Balanzo Arquitectes, SLP is listed as the design consultant on the project.
Form Group, Inc., an architecture and planning firm in Miami, is listed as the architect of record.
Renderings of the proposed project show the hotel and residence could be called La Mare.
One Broadway was constructed in 2003, and it was one of the early high-rise apartment-hotel projects developed in Brickell. It was designed by Bermello Ajamil & Partners Inc., an architecture firm in Coral Gables.
Previously, One Broadway served as a multifamily condominium. In 2018, the property welcomed OB Suites on Brickell, a four-star apartment-style hotel, which is now closed.
When the Covid-19 pandemic hit in 2020, Park Place at Brickell decided to renovate and update One Broadway, the project summary states.
