A six-story self-storage facility has been proposed in Doral as the first of a two-phase project.
The city received an application in December from Doral Center LLC, managed by Robert S. Lechter and J. Brett Houston of Resource Real Estate Group, to build a 110,165-square-foot self-storage facility. The address would be 10780 N.W. 27th St.
The developers bought the 3.6-acre site that runs from Northwest 27th Street to Northwest 25th Street, just west of Northwest 107th Avenue, for $4.5 million in July 2017. They filed a land use amendment to rezone it from business to industrial.
The site plan for the self-storage building would cover only one acre of the property, the portion fronting Southwest 27th Street.
Houston said the company bought the property without a set plan and hired a professional to analyze it. They determined that there was great demand for self-storage in Doral because there hasn’t been a new self-storage facility built there in 15 years and there have been thousands of homes built in Doral, he said. The only significant self-storage development was the expansion of a center on Northwest 58th Street, he added.
Since the city has many small businesses, Houston said he expects the project to attract e-commerce startups by Latin Americans who would rather use small storage space on a month-to-month lease than a larger, more expensive warehouse. For that reason, the building will include a conference room and have WiFi throughout.
Blistein Design is the architect of the project and attorney Michael Radell represents the developer. Houston said he hopes to break ground in June.
For the second phase of the project, on the land along Northwest 25th Street, Houston said he’s preparing a site plan for a four-story, 53,000-square-foot office building.
Resource Real Estate Group recently completed and sold out the Dolphin Park of Commerce office condos in Sweetwater and it’s building the Dolphin Professional Center. – Brian Bandell
