Bercow Radell Fernandez Larkin + Tapanes represented KR Miami Fund I, LLC in the due diligence, land use, zoning and permitting of a 20-acre parcel of land that serves as ground zero for a public private partnership with the City of Hialeah, known as the Market Station Transit Oriented Development (TOD) District. We collaborated with the City of Hialeah to craft a land use, zoning, and regulating plan that will incentivize private property owners to create the City’s vision of a vibrant and sustainable multi-generational, mixed-use, pedestrian-friendly district that melds into the existing neighborhood by embracing the City’s unique historical, cultural and geographical elements. Specifically, the Market Station TOD District regulations created a regime of development incentives, such as increased height, density and intensity, in exchange for the redevelopment of an older industrial uses with new streetscapes and public open spaces abutting public mass transit.
We worked with the City of Hialeah and Miami-Dade County to establish the Market Station Community Redevelopment Agency (CRA), which allows all City residents to benefit from the City’s creation of this vision by reinvesting new ad valorem dollars to improve and maintain the new public open spaces, streetscapes, parking and other infrastructure through tax increment financing. Under our leadership, the City adopted a text amendment and map amendment to the City’s Comprehensive Plan, zoning district regulations to implement the text amendment, and a CRA. The Miami-Dade County Board of County Commissioners voted to establish the CRA on February 7, 2017.

On land located between the City of Homestead’s newly intensified Downtown and single-family subdivisions characteristic of the area, we are currently assisting D.R. Horton in developing a new live-work community unseen in South Miami-Dade County.

Nomade Lido, LLC, retained our services in connection with zoning due diligence for their multimillion purchase of the iconic Standard Hotel property on the north side of Belle Isle in Miami Beach.
