In a City filled with exemplary historic hotels, the Raleigh Hotel is the crown jewel. It is situated on a rectangular oceanfront lot on Collins Avenue but its world-renowned pool makes it extremely difficult to add any new square footage throughout the property.
Since this is an oceanfront parcel, it has a high maximum floor area ratio, giving it an abundance of unused floor area.
After several months of negotiations with City staff and neighboring hotel owners to the south and north, Bercow Radell Fernandez Larkin + Tapanes was able to obtain an approval from the City’s Historic Preservation Board that permits the construction of two new detached additions in the rear yard containing multiple new hotel suites and food and beverage uses.
