On land located between the City of Homestead’s newly intensified Downtown and single-family subdivisions characteristic of the area, we are currently assisting D.R. Horton in developing a new live-work community unseen in South Miami-Dade County.

Sandero Landing is proposed to be a 97-acre community with a mix of residential, commercial, and recreational uses permitting future residents to live, work, play and shop in one place, with particular focus on wellness, pedestrian connectivity and mobility opportunities. This project brings to South Miami-Dade design and planning elements previously only seen in urban cities like Coral Gables and Doral, while serving as an ideal buffer between the soon-to-be redeveloped Downtown and rapid transit area to the northwest and the already established single-family homes to the southeast. The project will have a total 1,100 residential units and will feature more than 20 acres of green space and nearly 5 acres of new water features.

To accomplish this project, we amended the Homestead’s Technology Mixed Use (TMU) Land Use Category to allow vertical mixed-use development, and crafted and established a new Technology Mixed Use (“TMU”) Zoning District, to implement the land use designation.    The Sandero Landing site is being rezoned to the new TMU zoning district along with a master site plan and regulating plan.  Thereafter, D.R. Horton will seek administrative site plan review of the technical drawings (irrigation, photometrics and paving and drainage plans), which will save D.R. Horton time and financial resources from requiring review of technical drawings during a public hearing process.

Horton, America’s Largest Homebuilders, on acquisition due diligence as well as the land use, zoning, site planning, subdivision and permitting of dozens of residential projects throughout South Florida, including Aspen Estates, Hadley Place, Townsley Park, Barbados Place, and Villa Verde.
