Nomade Lido, LLC, retained our services in connection with zoning due diligence for their multimillion purchase of the iconic Standard Hotel property on the north side of Belle Isle in Miami Beach. The Standard hotel property is a 2.3-acre waterfront property in the exclusive Venetian Isles neighborhood of Miami Beach that is developed with a 105-key hotel. Developed in the 1950’s as the Monterrey Motel, the original hotel structures were designed by Normal Giller, one of the founders of Miami Modern (MiMo) architectural style. Today, the Standard Hotel is an exclusive boutique hotel that was rated as one of top hotels in the country by the 2022 Tripadvisor Travelers’ Choice Awards.

Advising Nomade Lido with respect to their vision for the future of the renowned Standard Hotel Property requires nuanced understanding of the law of vested rights and legal nonconformities, balancing of complex neighborhood dynamics, and strategic advocacy with respect to a number of land use, zoning, and environmental issues.

In connection with the acquisition of the Standard Hotel property, our firm advised Nomade Lido concerning the existing legal nonconforming hotel use, development rights attributable to the property, and developed a strategy for achieving a multi-million-dollar renovation of the hotel along with addition of six ultra-luxury for-sale residential units to the property.

Our firm has assisted Nomade Lido with navigating the legislative process by drafting the proposed legislation, identifying a legislative sponsor, and conducting extensive community outreach with the Belle Isle Resident Association. Given the Standard Hotel’s location in a predominantly residential neighborhood and highly regarded architecture, any changes proposed to the Standard Hotel property has been met with significant neighborhood interest. The representation has also included strategic advocacy with respect to proposed legislation that could negatively impact Nomade Lido’s property rights.
