CLIENT NEWS: Mixed-use Building to Rise Where Wynwood and Edgewater Meet

A 12-story mixed-use residential building is planned for a site where Wynwood meets Edgewater in Miami.

Developer Wynwood Owner LLC is proposing the project, 2100 NMA, at 2110 N Miami Ave.

The building will be home to 339 residential units with amenities, and about 407 on-site parking spaces and five on-street parking spaces.

The city’s Urban Development Review Board unanimously recommended approval.

Along with the residential uses, the building is to include 25,653 square feet of retail and 18,713 square feet of amenities.

Carli Koshal, an attorney representing the developer, said the property at the northwest corner of North Miami Avenue and Northwest 21st Street is 65,842 square feet, or 1.512 acres. The structure will amount to 503,000 square feet of floor area.

In a letter to the city, Ms. Koshal wrote, “The project brings much-needed residential units to an area that is well-served by transit and transportation options, and is compatible with the Wynwood (Neighborhood Revitalization District-1’s) vision for the area.”

The developer is requesting zoning code waivers to allow:

  • A 30% reduction in required parking spaces within a transit corridor.
  • Up to 10% increase related to lot coverage.
  • Up to a 10% increase related to setbacks above the eighth floor along Northwest Miami Court.
  • Up to a 10% increase in floorplate length and floorplate area.
  • Substitution of two residential loading berths for one commercial berth.
  • Spacing of vehicular entries along Northwest First Avenue.

Ms. Koshal told the board the property was rezoned to permit structures of this size and mass.

She wrote, “The project is in harmony with the intent of the Wynwood NRD-1 … The project brings much needed active, residential and commercial uses to this currently quiet corner of Wynwood.

“Further, this area is in close proximity to transportation and transit options. The city’s Trolley Wynwood route passes directly adjacent to the property, along Northwest 21st Street. The density and residential use of the project will improve the walkability of the area and promote transit use.

“The scale and mass of the building will enhance the Wynwood streetscape by bringing the property into compliance with the Wynwood Streetscape Master Plan, and will improve the neighborhood character by bringing vibrancy and a destination to Wynwood’s North Miami Avenue Corridor,” wrote Ms. Koshal.

She said all building elevations visible to the public include architectural elements and materials that complement the character of the area and create a cohesive architectural composition.

The project will contribute to the revitalization of Wynwood’s southeastern entrance, said Ms. Koshal.

Arquitectonica is the architect. Raymond Fort, a designer at the firm, made the presentation to the board.

He said the building is designed as a podium and two towers.

“We have an active courtyard … (and) dynamic outdoor spaces,” he said.

As for design materials, Mr. Fort said, “We liked the idea of implementing some type of frame that had a cadence to it … we created different geometries as we moved up the floors.”

The design intends to maintain the spirit of Wynwood on the ground floor and offer a new interpretation on the upper floors, he said.

“It is a beautiful project. You’ve done a great job.” said board member Fidel Perez. He did suggest a redesign to extend the long corridors to allow more light inside, and he said the courtyard should be private for the tenants only.

Board member Anthony Tzamtzis said the building is out of scale for the neighborhood.

“It’s very large … that’s not a negative comment. The way you’ve divided the façade into segments helps.” He added that he likes the playfulness of the open spaces, and penetration and treatment at the street level.

“I agree. It’s massive,” said board member Gia Zapattini.

Board member Ligia Ines Labrada called the project a huge undertaking, “a huge program if done successfully.”

She said it’s only a matter of time that “we’ll see buildings of this scale” in Wynwood.

Board Chair Ignacio Permuy commended the developer’s team. “Excellent job … from concept to a very detailed and thoroughly thought of program … I like everything about it.”
